How does Transfer Smart coordinate exit of the timeshare?

Does anyone out there know the method that Transfer Smart uses to exit your timeshare? Is it an actual sale of the property? I don't want to get involved with another outfit that wants money up front for their service. The company has a pretty decent BBB rating so that isn't a red flag. Thank You.
